Victory Heights

Golf Course Villa Living in the Heart of Dubai Sports City.

A Snapshot of Victory Heights

Victory Heights is a gated villa community of around 1,160 freehold homes inside Dubai Sports City, built along the fairways of The Els Club, the championship golf course designed by Ernie Els. Its Spanish, Mediterranean, and European style villas sit in ten small villages, each with its own name, gardens, and quiet streets.

The community was developed by Dubai Sports City through Victory Heights Real Estate Development. The first homes were handed over in 2010, the original seven villages were complete by 2014, and Sevilla Village, the final phase of 96 townhouses, was finished in May 2024. Today it is a mature, settled neighbourhood with established trees, green open spaces, and a loyal community of long term residents.

Families are the heart of Victory Heights. An Outstanding rated primary school sits on its edge, several more schools are within a few minutes’ drive, and the villas are generous, with four to six bedrooms, private gardens, and room for a pool. Prices sit below those of older golf communities such as Emirates Hills and Jumeirah Golf Estates, which makes Victory Heights one of the most popular golf course addresses in New Dubai.

Location and Connectivity

Victory Heights sits in the centre of Dubai Sports City, close to where Hessa Street meets Sheikh Mohammed Bin Zayed Road (E311). Motor City and the Dubai Autodrome lie to the east, Jumeirah Golf Estates to the south west, and Jumeirah Village Circle and Jumeirah Village Triangle to the north.

The location puts residents within about 15 minutes of Dubai Marina, Dubai Internet City, Mall of the Emirates, and Dubai Hills Estate, and around 25 minutes from Downtown Dubai. The upgraded Hessa Street, reopened by the RTA in April 2026 with four lanes in each direction, has cut journey times between Al Khail Road and Sheikh Zayed Road, making the drive toward the coast noticeably quicker.

  • Approximate Commute Times:

  • Transport links:
    • Sheikh Mohammed Bin Zayed Road (E311): runs just east of Dubai Sports City and Motor City, with quick links north to Dubai Hills and Deira and south to Expo City Dubai and Abu Dhabi.
    • Hessa Street: connects Dubai Sports City to Al Khail Road, Al Barsha, and Sheikh Zayed Road. Its 2026 upgrade doubled capacity and has made the drive to the Marina and Dubai Internet City much faster.
    • Al Khail Road (E44): a short drive away, giving a direct route to Al Quoz, Business Bay, and Downtown Dubai that avoids Sheikh Zayed Road.
    • Sheikh Zayed Road (E11): reached via Hessa Street in around 10 minutes, for Dubai Marina, Palm Jumeirah, and the coastal business districts.
    • Dubai Metro: there is no metro station in Dubai Sports City. The nearest Red Line stations are Mall of the Emirates and Dubai Internet City, around 15 minutes by car or taxi.
    • RTA buses: bus stops at the Victory Heights gates and around Dubai Sports City connect to nearby communities and to Red Line metro stations.
    • Parking and commuting: every villa has a garage or covered driveway with space for at least one car, and most residents drive. Allow extra time at peak hours on Hessa Street and the E311.
  • Everyday access:

Victory Heights is a quiet residential community rather than a shopping district, so most daily errands mean a short drive or a walk to the edge of Dubai Sports City. Supermarkets, pharmacies, cafes, and gyms are clustered around the sports city’s apartment towers, in Motor City, and in the nearby malls.

For bigger shopping trips, City Centre Me’aisem, Circle Mall, and Dubai Hills Mall are all within about 15 minutes, and Mall of the Emirates is not much further. Many residents also rely on fast home delivery, which covers the area well.

Downtown Dubai

Green Space

• Village parks: every village has its own landscaped gardens and shaded play areas, including Novelia Village Park and the Oliva playground.
• Community pools and gym: communal swimming pools in Estella and Calida villages and a community gym serve residents, along with tennis and basketball courts.
• Walking and cycling: winding footpaths and cycle routes link the villages, run beside the golf course, and pass small lakes and open lawns.
• The Els Club: the 18 hole championship course at the centre of the community, with a country club, gym, two pools, and restaurants.

Victory Heights was designed around The Els Club, which opened in 2008 and was named Best New International Course that year. Many villas look straight onto the fairways, and even homes deeper in the villages are a few minutes’ walk from green space. The architecture follows a Spanish and Mediterranean theme, with terracotta roofs, arched windows, and courtyard style gardens that give the streets a warm, consistent look.

The community is gated with controlled entrances and 24 hour security, and traffic inside is light, so children ride bikes and play in the streets in a way that is hard to find in busier parts of Dubai. Residents are mostly families, many with children at Victory Heights Primary School, along with senior professionals and long term tenants who have stayed for years. Neighbours tend to know each other, and community groups organise events, sports, and school activities throughout the year.

Life here is closely tied to sport. Dubai Sports City is home to the Dubai International Cricket Stadium and the ICC Academy, The Els Club hosts golf lessons and tournaments, and the Dubai Autodrome is next door in Motor City. For residents who want a quieter, greener home without moving to the edge of the city, Victory Heights strikes a good balance.

Lifestyle highlights:

  • Golf on the doorstep: The Els Club, the Claude Harmon III Performance Golf Academy, and practice facilities are all inside the community.
  • Dining at the club: The Big Easy Bar and Grill, 261 Restaurant, and The Green Room at The Els Club are popular with residents, and Motor City adds many more restaurants and cafes.
  • Sport for every age: cricket at the ICC Academy, karting and track days at the Dubai Autodrome, and football, tennis, and swimming academies across Dubai Sports City.
  • Spacious homes: four to six bedroom villas with gardens, maid’s rooms, and room for a private pool are the norm.
  • Freehold ownership: Victory Heights is freehold and open to buyers of every nationality.
  • Strong community spirit: a settled, family centred population and a busy school calendar give the area a genuine neighbourhood feel.

Schools are one of the strongest reasons families choose Victory Heights. Victory Heights Primary School, rated Outstanding by the KHDA, sits on the edge of the community, and a strong cluster of British, International Baccalaureate, and American schools lies within a few kilometres. Most school runs take under 10 minutes.

Families also value the space. Large villas, private gardens, and safe, quiet streets make the community well suited to children of all ages, and nurseries are within walking distance of many homes.

Schools

  • Victory Heights Primary School: British curriculum from FS1 to Year 6, rated Outstanding by the KHDA, on the edge of the community. Annual fees are around AED 40,000 to AED 55,000.
  • GEMS School of Research and Innovation: British curriculum from FS1 to Year 13, opened in 2025, about 0.8 km away.
  • Queen Elizabeth’s School, Dubai Sports City: British curriculum, about 1.4 km away.
  • Sunmarke School: British curriculum with the International Baccalaureate in the sixth form, rated Very Good by the KHDA, about 1.8 km away in Jumeirah Village Triangle.
  • Royal Grammar School Guildford Dubai: British curriculum from FS1 to Year 13, rated Very Good by the KHDA, about 2.2 km away.
  • Renaissance School and Dwight School Dubai: American and International Baccalaureate options within a short drive.
  • Nurseries: IDEA Early Learning Centre, Victory Heights Foundation Stage, and The Wonder Years Early Childhood Centre are all within about 1 km.

Family amenities

  • Parks and play areas: shaded playgrounds and green spaces in every village, with community pools in Estella and Calida.
  • Sports academies: cricket, football, tennis, swimming, and golf coaching for children within Dubai Sports City.
  • Security: gated entrances, controlled access, and 24 hour security across the community.
  • Weekend outings: Dubai Miracle Garden, the Dubai Autodrome, Dubai Hills Park, and the beaches at JBR are all within about 20 minutes.

What You’ll Find:

Victory Heights is a villa market. The original seven villages offer detached four, five, and six bedroom villas, many with maid’s rooms, private gardens, and pools, while Marbella and Sevilla villages offer four bedroom townhouses. Built up areas range from about 2,600 square feet to more than 7,000 square feet, with the largest golf course villas on plots well above that.

Recent sales have ranged from about AED 4.7 million for smaller four bedroom villas to more than AED 20 million for the largest six bedroom homes on the fairways. Recorded prices have mostly fallen between AED 1,450 and AED 2,200 per square foot, averaging around AED 1,700, which is up by roughly 12% over the past year.

Rents have also risen. Average villa rents in Victory Heights were about 14% higher in August 2026 than a year earlier, with the biggest increases in Esmeralda, Novelia, and Estella. Typical annual rents run from about AED 250,000 for a townhouse to AED 500,000 or more for a large villa, and gross yields generally sit between 3.5% and 4.5%. With limited resale stock and steady family demand, good villas tend to sell and let quickly.

Market Insight:

Victory Heights offers golf course villa living at a clear discount to Emirates Hills, Jumeirah Golf Estates, and Dubai Hills Estate. The community is fully built, so supply is fixed, while demand from families keeps growing, helped by its schools and by better road links since the Hessa Street upgrade. That combination has supported steady price growth and keeps vacancy low.

The community is a lifestyle and long term hold rather than a high yield play. Yields are moderate, but the scarcity of large freehold villas this close to Dubai Marina and Dubai Hills, and the strength of family rental demand, make Victory Heights one of the more dependable villa markets in New Dubai.

  • Fixed supply supports values: with Sevilla complete, there is no more land to build on, which keeps resale stock limited.
  • Schools anchor demand: an Outstanding rated primary school and a cluster of strong secondary schools keep families coming to the area.
  • Better connected than before: the 2026 Hessa Street upgrade has shortened drives to the coast and Al Barsha.
  • Choose the village and the view: returns depend heavily on village, villa type, and golf frontage, so compare like for like before buying.
  • Choose the village first: villages differ in villa size, style, and price. Novelia and Carmen hold some of the largest golf course villas, while Oliva, Calida, and the townhouse villages offer more accessible entry points.
  • Golf views carry a premium: villas backing onto the fairways can cost far more than similar homes inside the villages, so compare like for like.
  • Check the villa’s condition: many homes date from 2010 to 2014, so check air conditioning, waterproofing, and pool equipment, and ask whether the villa has been upgraded.
  • Ask about service charges: service charges vary by village and cover security, landscaping, and shared facilities, so confirm the current rate before you buy.
  • Register early for schools: Victory Heights Primary School is in high demand, so families should apply as early as possible and check waiting lists for nearby secondary schools.
  • Plan for a car: there is no metro in the community and daily errands usually mean a short drive, so a car is close to essential.
