The Pulse Dubai

Lagoon Living and Family Homes Beside Dubai’s New Airport City.

A Snapshot of The Pulse

The Pulse is a master planned residential community by Dubai South Properties, set within the Residential District of Dubai South, the new city being built around Al Maktoum International Airport. It brings together apartment buildings, townhouses, and a gated villa enclave arranged around an artificial beach and swimming lagoon, giving residents a resort style setting at prices well below Dubai’s coastal communities.

Dubai South Properties launched the first phases of The Pulse in the late 2010s, starting with The Pulse Residence apartments and The Pulse Townhouses. Later phases added further apartment buildings along The Pulse Boulevard and, most notably, The Pulse Beachfront, a community of 788 villas and townhouses built around a large lagoon and beach. Newer villa phases have continued to extend the community, so parts of The Pulse are established and lived in while others are recently handed over.

Residents are mainly young families, aviation and logistics professionals working at the airport and in the Dubai South free zones, and first time buyers looking for space and value. The wider Residential District is already home to more than 25,000 people. The Pulse is freehold and open to buyers of every nationality, and its location beside Expo City Dubai and the planned expansion of Al Maktoum International Airport has made it one of the most watched communities in the south of the city.

Location and Connectivity

The Pulse sits in the Residential District of Dubai South, between Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), close to the junction with Expo Road. Expo City Dubai lies a few minutes to the north, Al Maktoum International Airport (DWC) to the south west, and neighbouring communities such as Emaar South and South Bay are next door. The location is ideal for anyone working at DWC, Expo City, Jebel Ali, or the Dubai South business parks, and gives quick access to Abu Dhabi. Central Dubai is further away: Dubai Marina is about 25 to 30 minutes by car, and Downtown Dubai around 35 to 40 minutes, depending on traffic.

  • Approximate Commute Times:
    • Expo City Dubai: 5 to 10 minutes
    • Al Maktoum International Airport (DWC): 10 minutes
    • Emaar South and South Bay: 5 minutes
    • Dubai Investments Park: 15 minutes
    • Jebel Ali Free Zone and Port: 20 minutes
    • Ibn Battuta Mall: 20 to 25 minutes
    • Town Square and Damac Hills: 20 to 25 minutes
    • Dubai Marina and JBR: 25 to 30 minutes
    • Mall of the Emirates: 30 minutes
    • Downtown Dubai: 35 to 40 minutes
    • DIFC: 35 to 40 minutes
    • Dubai International Airport (DXB): 40 to 45 minutes
    • Abu Dhabi: 50 to 60 minutes
  • Transport links:
    • Sheikh Mohammed Bin Zayed Road (E311): runs along the community’s edge, linking it to Jebel Ali and Abu Dhabi to the south and to Dubai Silicon Oasis and Sharjah to the north.
    • Emirates Road (E611): an alternative route towards Dubailand, Dubai Outlet Mall, and the northern emirates.
    • Expo Road and Sheikh Zayed Road (E11): Expo Road connects the community to Sheikh Zayed Road for Dubai Marina, Al Barsha, and the city centre.
    • Dubai Metro: there is no metro station inside The Pulse.
    • The nearest is the Red Line’s Expo 2020 station, about 10 minutes by car, and a public bus route links the Residential District to it.
    • RTA buses and taxis: RTA buses serve Dubai South, and taxis and ride hailing apps are widely available, though waiting times can be longer than in central Dubai.
    • Parking and commuting: townhouses and villas have private or covered parking, and apartment buildings have allocated spaces. Most residents rely on a car, and the commute towards central Dubai can be long at peak hours.
  • Everyday access:

The Residential District around The Pulse has been planned with daily needs in mind. A 50,000 square foot hypermarket, retail shops, cafes, a mosque, and a petrol station sit within the district, and smaller convenience stores and laundries operate at the base of the apartment buildings. The Pulse Beachfront adds its own food and beverage outlets beside a large supermarket. For larger shopping trips, residents head to Ibn Battuta Mall, The Outlet Village, or the shops and restaurants at Expo City Dubai, all within about 25 minutes, and home delivery services reach the community reliably.

Downtown Dubai

Green Space

• Sports and fitness facilities: the beachfront community includes a fitness club, gym, yoga garden, aerobics studios, squash, tennis, beach tennis, padel courts, climbing walls, skate parks, and jogging tracks.
• Pools and play areas: a half Olympic size pool, a children's pool, a water park, and a kids' club, plus shared pools and gyms in the apartment and townhouse phases.
• Public parks and courts: the Residential District has landscaped parks, sports courts, and walking routes open to all residents.
• Expo City Dubai: gardens, open plazas, Surreal water feature, and family events a few minutes away.

Life at The Pulse revolves around its pools, parks, and, in the beachfront phase, the lagoon. In the cooler months residents spend evenings on the beach and the jogging tracks, children use the play areas and water park, and the sports courts are busy at weekends. The atmosphere is calm and suburban, with far less traffic and noise than in the city centre.

The community is planned for families. Townhouses and villas have private gardens and rooftop terraces, many include a maid’s room and study, and the shared facilities sit within walking distance of most homes. The apartment buildings attract younger professionals and couples, many of whom work at the airport, in logistics, or at Expo City, so commutes are short and lifestyles are relaxed.

Dubai South is still growing, and some surrounding plots remain under construction, so the area does not yet have the depth of restaurants and nightlife found in older communities. For many residents that is part of the appeal: The Pulse offers space, quiet, and a beach on the doorstep, with Expo City’s events and the rest of Dubai within a manageable drive.

Lifestyle highlights:

  • A beach in the suburbs: The Pulse Beachfront brings a lagoon and sandy beach inland, rare for a community at this price level.
  • Extensive sports facilities: padel, tennis, squash, climbing walls, and skate parks are all within the community.
  • Short commutes for airport and logistics workers: Al Maktoum International Airport, the Dubai South business parks, and Jebel Ali are all close.
  • Expo City on the doorstep: concerts, festivals, and exhibitions at Expo City Dubai are only minutes away.
  • Value for money: apartments and townhouses are priced well below comparable homes in central and coastal Dubai.
  • Freehold ownership: The Pulse is freehold and open to buyers of every nationality.
  • Emaar South

A golf community by Emaar of townhouses, villas, and apartments around an 18 hole course, right next door to The Pulse.

  • South Bay

A waterfront community of villas and townhouses by Dubai South Properties and partners, set around lagoons a few minutes away.

  • Expo City Dubai and Expo Valley

The legacy city of Expo 2020, with new residential neighbourhoods, offices, parks, and event venues, about 5 to 10 minutes away.

  • Dubai Investments Park

A mixed use district of apartments, villas, business parks, and schools, about 15 minutes to the north east.

  • Al Maktoum International Airport: the site of the Dubai Airshow and a planned future hub for Emirates and flydubai, about 10 minutes away.
  • Al Marmoom Desert Conservation Reserve: an unfenced desert reserve with wildlife, cycle tracks, and Al Qudra Lakes, about 25 minutes away.

Leisure and entertainment

  • Dubai Parks and Resorts: theme parks including Motiongate, Legoland Dubai, and Legoland Water Park, about 20 minutes away.
  • Skydive Dubai Desert Campus: skydiving and adventure sports beside Al Maktoum International Airport, a short drive away.
  • Al Qudra Cycle Track: one of the region’s best known cycle routes, with more than 80 km of track through the desert, about 25 minutes away.
  • Events at Expo City Dubai: concerts, festivals, exhibitions, and seasonal markets throughout the year.

Shopping and dining

  • Residential District and Beachfront outlets: cafes, restaurants, and a supermarket close to home.
  • Expo City Dubai: a wide choice of restaurants and cafes around the former Expo site.
  • Ibn Battuta Mall: shopping, dining, and a cinema, about 20 to 25 minutes away.
  • Dubai Marina and JBR: waterfront dining and beach clubs, about 25 to 30 minutes away.

The Pulse is designed for families, and the Residential District has been planned with short school commutes in mind. GEMS Founders School Dubai South serves the district directly, and further British, American, and International Baccalaureate schools lie within about 15 to 25 minutes in Dubai Investments Park, Jebel Ali, and Expo City.

Families value the safe, landscaped streets, the private gardens and rooftops of the townhouses and villas, and the extensive play and sports facilities. Three and four bedroom townhouses are the most popular choice for families, with villas at The Pulse Beachfront offering the most space.

Schools:

  • GEMS Founders School Dubai South: British curriculum school in the Residential District, a few minutes from The Pulse.
  • Schools in Dubai Investments Park: a choice of British, Indian, and international curriculum schools about 15 minutes away.
  • Jebel Ali School: long established British curriculum school with IGCSEs and A Levels, about 25 minutes away.
  • Schools in Jumeirah Park and The Gardens: further British and International Baccalaureate options, about 25 minutes away.
  • Nurseries: nurseries operate within the Residential District and in neighbouring Emaar South.

Family amenities:

  • Kids’ club and water park: The Pulse Beachfront includes a kids’ club, a children’s pool, and a water park.
  • Play areas and parks: children’s play areas, public parks, and sports courts across the Residential District.
  • Security: gated phases with controlled access, security patrols, and CCTV.
  • Weekend outings: Expo City Dubai, Dubai Parks and Resorts, and Al Qudra Lakes are all within about 25 minutes.

What You’ll Find:

The Pulse offers a mix of apartments, townhouses, and villas. The Pulse Residence and The Pulse Boulevard buildings have studios to three bedroom apartments, many with balconies and access to pools and gyms. The Pulse Townhouses offer three and four bedroom homes with private gardens and covered parking. The Pulse Beachfront has three, four, and five bedroom villas and townhouses of about 2,600 to 4,800 square feet, with a maid’s room, study, private garden, and rooftop.

Rental demand is driven by airport, logistics, and Expo City workers, along with families looking for more space for their budget. Typical annual rents run from about AED 35,000 for a studio to AED 200,000 or more for a beachfront villa. Gross yields generally sit between 6% and 8%, with studios and one bedroom apartments at the upper end.

Market Insight:

The Pulse has become one of the flagship communities of Dubai South, offering a rare mix of entry level apartments and lagoon front villas within a single master plan. Prices remain well below those in Dubai Marina, Dubai Hills Estate, or Arabian Ranches, while the beachfront and sports facilities give buyers a lifestyle usually found in more expensive communities. The Pulse Beachfront sold out at launch, a sign of the demand for family homes in the area.

The area’s long term outlook is closely tied to the planned expansion of Al Maktoum International Airport, announced in 2024, which is expected to make DWC Dubai’s main airport over the coming decade and to bring a large increase in jobs and services. Investors are drawn by strong yields and growth potential, while end users find space and value close to their work. New supply across Dubai South will keep prices competitive, so location within the community and access to the beachfront amenities matter most.
