District One dubai

Lagoon-Side Villa Living Minutes from Downtown Dubai.

A Snapshot of District One Dubai

District One is a gated, low density villa community in Mohammed Bin Rashid Al Maktoum City (MBR City), a few minutes south of Downtown Dubai. It is developed by Meydan Sobha, a joint venture between Meydan Group and Sobha Realty, and is best known for its crystal lagoon, a clear, swimmable lagoon around 7 km long, lined with sandy beaches and framed by views of the Burj Khalifa skyline.

The community was launched in 2013, and the first villas were handed over a few years later. It has since grown into one of Dubai’s most exclusive addresses, with contemporary villas and large mansions set along landscaped streets, alongside a smaller number of apartment buildings and newer phases such as District One West. Much of the community is built around the water, with running and cycling tracks, parks, and beaches running the length of the lagoon.

Residents are mainly affluent families, senior professionals, and business owners who want space, privacy, and greenery without moving far from the city centre. District One is freehold and open to buyers of every nationality, and its combination of large homes, resort style outdoor space, and a central location has made it a favourite with end users and long term investors alike.

Location and Connectivity

District One sits at the heart of MBR City, between Al Khail Road and the Dubai Al Ain Road (E66), with Meydan Racecourse to the north and Sobha Hartland to the west. Downtown Dubai, Business Bay, and the Ras Al Khor Wildlife Sanctuary are all close by.

The location is one of the community’s biggest strengths. Residents can reach Downtown Dubai and Business Bay in around 10 to 15 minutes, DIFC in about 15 minutes, and Dubai International Airport in roughly 15 to 20 minutes, depending on traffic. Al Khail Road and Sheikh Zayed Road connect the community to the rest of the city and to Abu Dhabi.

    • RTA buses and taxis: RTA bus routes serve the wider MBR City area, and taxis and ride hailing apps are widely available.
    • Parking and commuting: villas have private garages or driveways, and apartment buildings have allocated spaces. Most residents drive, and the short commute to the city centre is a key reason people choose the community.
  • Everyday access:

District One is primarily residential, with the lagoon, parks, and sports facilities at its centre rather than a large shopping mall. Everyday shopping is handled in the neighbouring communities, with supermarkets, cafes, and services in Sobha Hartland and Meydan only a few minutes away, and some of Dubai’s biggest malls within about 15 minutes.

Retail and dining within MBR City continue to grow as new phases are completed, and home delivery reaches every part of the community quickly, so most residents find daily errands easy despite the community’s quiet, residential feel.

Life in District One revolves around the lagoon. In the cooler months, residents spend weekends on the beaches, swimming in the clear water, or paddle boarding with the Burj Khalifa on the horizon. Early mornings and evenings bring runners and cyclists to the tracks, and families meet in the parks and play areas.

The community is quiet, green, and private. Villas are set on generous plots along wide, tree lined streets, many backing onto the lagoon or open parkland, and the gated layout keeps through traffic to a minimum. It is one of the few places in Dubai where residents can enjoy a beach lifestyle and large family homes while staying minutes from the city’s main business districts.

The community is international and still evolving. Newer phases such as District One West are being completed, so some areas remain under construction, while the original villa clusters are now well established and mature. For many residents, District One offers a rare balance of space, privacy, and convenience.

What You’ll Find:

District One is dominated by villas and mansions. The original villa phases offer four to six bedroom homes in contemporary and modern Arabic styles, many with private pools, gardens, and a maid’s room, while the Mansions offer six and seven bedroom homes on large plots, often facing the lagoon. Newer phases, including District One West, add contemporary four to seven bedroom villas, and a smaller number of apartment buildings, such as District One Residences, offer one to four bedroom homes.

All prices in this section are indicative, based on typical 2026 market ranges, and should be checked against current listings. Apartments have generally traded from about AED 1.8 million for a one bedroom home to around AED 6 million for the largest three bedroom layouts. Villas start from around AED 9 million for a four bedroom home and rise to AED 25 million or more for six bedroom lagoon front villas, while Mansions often sell for AED 40 million and above. Most homes have traded at roughly AED 2,500 to AED 4,500 per square foot, with the highest values on the lagoon.

Rental demand is steady, driven by senior professionals and families relocating to Dubai. Typical annual rents run from about AED 120,000 for a one bedroom apartment to over AED 1.2 million for the largest villas. Gross yields generally sit between 3.5% and 6%, with apartments at the upper end of that range and large villas nearer the lower end.

Market Insight:

District One has established itself as one of Dubai’s leading prime villa communities, competing with Emirates Hills, Palm Jumeirah, and Dubai Hills Estate for high value buyers. Its crystal lagoon and central location are hard to find elsewhere, and limited villa supply has supported strong capital growth since the community matured.

Demand is led by end users, particularly families moving to Dubai and buyers upgrading from smaller homes, and lagoon front villas remain the most sought after. Newer phases continue to add supply at the top end of the market, which gives buyers a choice between off plan and ready homes. For investors, apartments offer the strongest yields, while villas are typically held for long term capital growth.

  • A rare offering: lagoon front villas minutes from Downtown Dubai are in short supply, which supports long term value.
  • End user led: most buyers are families planning to live in their homes, which keeps the community stable.
  • Position matters: lagoon and park facing homes command a clear premium over inner streets.
  • Choose your position with care: lagoon front and park facing villas command a clear premium, while homes on inner streets offer better value for the same size.
  • Check the phase: the original villa clusters are mature, while District One West and newer phases may still have nearby construction.
  • Plan for a car: with no metro station and limited retail inside the community, most residents rely on driving for daily errands.
  • Compare service charges: service charges cover the lagoon, landscaping, and security, and are typically about AED 4 to AED 7 per square foot a year for villas (indicative), so confirm the current rate.
