Dubai’s Greenest Luxury Community Surrounded by Nature and Wellness
Jumeirah Beach Residence, known to almost everyone in Dubai as JBR, is a waterfront community of residential and hotel towers running along about 1.7 km of Jumeirah Beach, between Dubai Marina and the Arabian Gulf. It is one of the few places in the city where you can live in an apartment, step out onto The Walk, and be on a public beach within a couple of minutes.
Developed by Dubai Properties and completed between 2007 and 2008, JBR was one of the largest single phase residential projects in the world when it opened. The community is made up of 40 towers, 36 residential and four hotel towers, arranged in six clusters named Shams, Amwaj, Rimal, Bahar, Sadaf, and Murjan. Together they hold around 6,900 apartments, from one bedroom units to large penthouses with uninterrupted sea views.
Below the towers runs The Walk, an open air promenade of shops, cafes, and restaurants, and in front of it sits The Beach, a low rise retail and dining destination right on the sand. Residents are a mix of young professionals, couples, families who want a beach lifestyle, and a large number of holiday home guests. JBR is freehold, open to buyers of every nationality, and remains one of Dubai’s most recognisable and in demand addresses.
JBR sits on the coast in the Dubai Marina area of New Dubai. Dubai Marina lies directly behind it, Bluewaters Island and Ain Dubai are just offshore across a short bridge, and Palm Jumeirah is a few minutes to the north east. Sheikh Zayed Road (E11) runs about 2 km inland, linking the community to the rest of the city.
The Dubai Tram stops at two stations within JBR and connects to the Dubai Metro Red Line, which makes it one of the better connected beach communities in the city. By car, residents can reach Dubai Internet City and Media City in about 10 minutes, Mall of the Emirates in about 15 minutes, and Downtown Dubai in around 25 minutes, depending on traffic.
Daily life in JBR is easy on foot. The podium levels and The Walk hold supermarkets, pharmacies, cafes, and services, so most errands need no car at all. The Beach adds more restaurants, fitness studios, and a cinema right on the sand. For bigger shopping trips, Dubai Marina Mall is a short walk across the road, and Mall of the Emirates is about 15 minutes away. Home delivery reaches every tower quickly, and most residents rely on it for groceries and household items.

• The Walk at JBR: an outdoor promenade of more than 300 shops, cafes, and restaurants at the foot of the towers, with supermarkets, pharmacies, and convenience stores.
• The Beach, JBR: a beachside retail and dining destination by Meraas, with restaurants, fashion and lifestyle stores, fitness studios, and a Roxy Cinemas cinema.
• Supermarkets: Carrefour, Spinneys, and smaller grocery stores within the community and in neighbouring Dubai Marina.
• Dubai Marina Mall: a mid size mall with a Waitrose supermarket, fashion stores, and a cinema, a short walk away.
• Mall of the Emirates: a large mall with department stores, dining, and Ski Dubai, about 15 minutes away.

• Local clinics: general practice, dental, and physiotherapy clinics operate on The Walk and in the surrounding towers, alongside several pharmacies.
• Dubai Marina clinics: a wide choice of private clinics, including Aster and Medcare medical centres, within a few minutes of JBR.
• Saudi German Hospital Dubai: a private hospital with emergency services in Al Barsha, about 15 to 20 minutes away.
• Mediclinic Parkview Hospital: a large private hospital in Al Barsha South, about 20 minutes away.
• King's College Hospital London, Dubai: a private hospital in Dubai Hills Estate, about 20 minutes away.

• JBR Beach: a wide, free public beach with lifeguards, showers, changing areas, and shaded seating, right in front of the towers.
• Beach running track: a soft rubber running and walking track runs along the beach, popular early in the morning and in the evening.
• Outdoor fitness and sports: beach gyms, volleyball courts, and paddleboard and kayak hire are available along the sand.
• Watersports: jet skis, parasailing, flyboarding, and boat trips operate from the beach and from Dubai Marina.
• Tower facilities: each cluster has swimming pools, gyms, and children's play areas on the podium level for residents.
Life in JBR revolves around the beach and The Walk. Mornings start with runners and swimmers along the shore, the afternoons belong to sunbathers and families, and the evenings bring diners and visitors strolling between restaurants as the lights come on at Ain Dubai across the water.
The community is lively, international, and busy, especially at weekends and during the cooler months when tourists, residents from across Dubai, and hotel guests all come to the beach. Regular events, from outdoor cinema nights to running races and seasonal markets, keep the calendar full.
That energy is what draws many residents, but it is worth knowing before you move in. Towers facing The Walk can be noisy, and traffic and parking at weekends take patience. In return, residents enjoy a genuine resort lifestyle every day, with the sea, sports, and dozens of restaurants on their doorstep.

JBR suits families who want a beach lifestyle and the convenience of apartment living. Nurseries operate in and around the community, and a strong choice of British, American, and International Baccalaureate schools lies within about 10 to 20 minutes’ drive in Emirates Hills, The Meadows, Al Barsha, and Al Sufouh.
Families value the beach, the podium pools and play areas, and having shops and restaurants downstairs. Many choose three and four bedroom apartments in the quieter towers, and some prefer apartments facing the Marina for less noise. It is a more urban, busier setting than a villa community, which suits some families more than others.

What You’ll Find:
JBR is an apartment only community. Homes range from one bedroom apartments to three and four bedroom units and penthouses, spread across the six clusters of Shams, Amwaj, Rimal, Bahar, Sadaf, and Murjan. Apartments are generally larger than in many newer towers, with balconies and a choice of sea, Marina, or partial views. There are very few studios.
All prices in this section are indicative, based on typical 2026 market ranges, and should be checked against current listings. Recent apartment sales have run from about AED 1.6 million for a one bedroom to more than AED 6 million for a large four bedroom, with sea facing penthouses selling for considerably more. Price per square foot depends heavily on the view, the floor, and whether the apartment has been renovated.
Rental demand is strong from professionals, families, and short stay guests. Typical annual rents run from about AED 120,000 for a one bedroom to AED 400,000 or more for a four bedroom. Gross yields of about 5% to 7% are typical, and holiday home rentals can earn more, although they involve higher running costs and management.
Market Insight:
JBR has held its place as one of Dubai’s most recognisable beachfront addresses for nearly two decades. Its combination of direct beach access, walkable amenities, and tram and metro links is hard to find elsewhere, and newer beachfront projects such as Emaar Beachfront and Bluewaters tend to command higher prices per square foot.
Demand for JBR has been strong in recent years, supported by tourism, the growth of short stay rentals, and buyers seeking a ready home by the sea. Because the community is fully built, supply is fixed, which helps support values. Renovated, sea facing apartments on higher floors lead the market, while older units in need of updating can offer value to buyers willing to refurbish.
