Town Square Dubai

Affordable Family Living Around a Central Park in New Dubai.

A Snapshot of Town Square Dubai

Town Square Dubai is a large master planned community by Nshama, set along Al Qudra Road in the south of the city. Spread across roughly 750 acres, it was designed around a simple idea: give families a complete neighbourhood, with homes, shops, parks, and entertainment, at prices well below most of Dubai’s established villa communities.

Nshama launched the project in 2015, and the first homes were handed over a few years later. Since then the community has grown in phases into a mix of townhouses and mid rise apartment buildings, arranged in clusters such as Zahra, Hayat, Naseem, Noor, Sama, and Jenna, with further phases still being delivered. At its centre sits Town Square Park, a large green space with walking and cycling tracks, play areas, and outdoor fitness equipment, surrounded by a retail and dining hub.

Residents are mainly young families, first time buyers, and professionals who want more space for their money. The community is freehold, quieter and greener than the city centre, and well placed for Arabian Ranches, Dubai Studio City, and Al Qudra’s cycling and desert trails. Its combination of entry level prices and strong rental demand has also made Town Square a popular choice with investors.

Location and Connectivity

Town Square lies on Al Qudra Road (D63), between Emirates Road (E611) and Sheikh Mohammed Bin Zayed Road (E311). Arabian Ranches and Dubai Studio City are to the north, The Villa and Mudon to the east, and the open desert of Al Qudra stretches away to the south.

The location gives quick access to two of Dubai’s main highways, which link the community to the rest of the city and to Abu Dhabi and the northern emirates. Residents can reach Arabian Ranches in about 10 minutes, Dubai Marina in about 25 minutes, and Downtown Dubai in around 30 minutes, depending on traffic.

    • Emirates Road (E611): runs to the east, giving an alternative route north and towards Dubai Outlet Mall and Dubailand.
    • Dubai Metro: there is no metro station in Town Square. The nearest Red Line stations are a 20 to 25 minute drive away, so most residents rely on a car.
    • RTA buses and taxis: RTA feeder buses serve the community, and taxis and ride hailing apps are widely available.
    • Parking and commuting: townhouses have private or covered parking, and apartment buildings have allocated spaces. Morning traffic towards Sheikh Zayed Road can be heavy, so many residents time their commute carefully.
  • Everyday Access:

Town Square was built so residents can handle most daily errands without leaving the community. The central retail hub around Town Square Park has a large supermarket, cafes, restaurants, a Reel Cinemas cinema, a Vida hotel, and services, while smaller shops sit at the base of the apartment clusters.

For bigger shopping trips, Dubai Outlet Mall, Arabian Ranches’ community centres, and Mall of the Emirates are all within a short drive, and home delivery reaches every part of the community quickly.

Green Space

• Community pools and gyms: swimming pools, gyms, and barbecue areas are spread across the townhouse and apartment clusters.
• Sports courts and trails: basketball and multi use courts, a skate park, and about 12 km of cycling trails give residents of all ages space to play.
• Al Qudra Cycle Track: one of the region's best known cycle routes, with more than 80 km of track through the desert, a short drive away.

Life in Town Square centres on the park and the retail hub beside it. In the cooler months the lawns fill with families, joggers, and cyclists, children use the play areas and splash pads, and cafes set up outdoor tables. Weekend markets, film nights, and seasonal events organised by Nshama give the community a sociable, small town feel.

The layout is designed for families. Townhouse clusters have shared pools and play areas, streets are lined with trees and footpaths, and the main facilities are within walking or cycling distance of most homes. The apartment buildings around the park bring a younger crowd of professionals and couples, which keeps the restaurants and cafes busy in the evenings.

The community is international and still growing. New phases are being completed around the edges of the master plan, so some areas remain under construction, but the core of Town Square is well established. For many residents, it offers the space, greenery, and community spirit of a villa neighbourhood at a far lower price.

Lifestyle highlights:

Families value the safe, landscaped streets, the shared pools and play areas, and having a large park and everyday shops within walking distance. Many choose three and four bedroom townhouses for the extra space and private garden.

What You’ll Find:

Town Square offers a mix of townhouses and apartments. Townhouses come in three and four bedroom layouts, many with a maid’s room, private garden, and covered parking, in clusters such as Zahra, Hayat, Naseem, Noor, and Sama. Apartment buildings around the park and along the boulevards, including Zahra, Hayat Boulevard, Jenna, Safi, Rawda, and UNA, offer studios to three bedroom homes.

All prices in this section are indicative, based on typical 2026 market ranges, and should be checked against current listings. Recent apartment sales have run from about AED 550,000 for a studio to around AED 1.6 million for a large two bedroom, and townhouses from about AED 2 million for a three bedroom home to around AED 3.6 million for the largest four bedroom layouts. Most homes have traded at roughly AED 1,100 to AED 1,600 per square foot.

Rental demand is strong, driven by families and professionals priced out of more central communities. Typical annual rents run from about AED 40,000 for a studio to AED 200,000 for a four bedroom townhouse. Gross yields generally sit between 5% and 7.5%, with apartments at the upper end of that range and townhouses nearer the lower end.

  • Studios: sale from about AED 550,000 to AED 750,000; rent about AED 40,000 to AED 50,000 (indicative)
  • 1 bedroom apartments: sale from about AED 750,000 to AED 1.1 million; rent about AED 50,000 to AED 70,000 (indicative)

  • 4 bedroom townhouses: sale from about AED 2.9 million to AED 3.6 million; rent about AED 165,000 to AED 200,000 (indicative)
  • Gross rental yields: about 5% to 7.5%, highest on studios and one bedroom apartments (indicative)

Market Insight:

Town Square has carved out a clear place in the Dubai market as the go to community for affordable townhouses with a full set of facilities. Entry prices are lower than in Arabian Ranches, Dubai Hills Estate, or Mudon, while the park, retail hub, and family friendly design give buyers much of the same lifestyle.

Demand has been strong since the first handovers, and prices and rents have risen steadily as the community has matured. New phases continue to add supply, which keeps prices accessible, but the established clusters near the park remain the most sought after. For investors, Town Square’s apartments offer some of the strongest yields in this part of Dubai, and for end users, it offers space and value close to the city’s southern growth areas.

  • Value drives demand: Town Square is one of the most affordable ways to own a townhouse in a complete master planned community.
  • Strong yields: apartment rents are high relative to prices, which has made the community a favourite with investors.
  • Location matters: homes closest to the park and retail hub command a premium over outer clusters.
  • Watch new supply: further phases are still being delivered, so compare off plan and ready homes before deciding.
  • Choose your cluster with care: homes close to the park and retail hub are more convenient but busier, while outer clusters are quieter but further from the shops.
  • Check the handover phase: some clusters are newer than others, so check for nearby construction before you buy or rent.
  • Plan your commute: without a metro station, the drive to Sheikh Zayed Road can take time at peak hours, so test your route before you commit.
  • Compare service charges: service charges are modest, typically about AED 4 to AED 8 per square foot a year (indicative), but they vary between townhouse and apartment clusters, so confirm the current rate.
  • Look at layouts, not just size: townhouse designs differ between clusters, with some offering a maid’s room, a larger garden, or a roof terrace.
  • Enjoy the outdoors in winter: the cooler months are the best time to make the most of the park and Al Qudra’s cycling and desert trails.
